Apartments

Airy, spacious and sunny apartment, which has an unobstructed generous view from every living room to the south through the existing trees to the lake with the adjacent ridge of the Sumava hills. Thanks to the slope of the terrain towards the water and the positioning of the houses on the upper edge of the slope, each apartment becomes a kind of lookout tower over the Vltava River.

We designed the project in a very intimate way with maximum emphasis on the privacy of its inhabitants, so we situated the apartments in 3 separate houses and placed only 8 apartments in each of them, so they are more like viladoms. The terraces are designed across the full width of the southern walls as well as the eastern and western corners, creating a natural sunroom and preventing unwanted summer heat gains to the apartments. Conversely, the low winter sun will pleasantly brighten and warm the apartments.

To promote the intimacy of the south-facing terraces between the neighbouring flats, we pre-set the bedrooms in the centre of the house and also took advantage of the longitudinal slope of the terrain to set back a pair of flats half a storey between each other – there is no neighbour on the first floor.

To ensure that the occupants are not burdened by running costs for heating, we have generously insulated the house, equipped each apartment with its own heat pump and photovoltaic panels, and supported the autonomy of the apartment with its own wood-burning fireplace and chimney.

In order to make the apartment more perceptible to silence or ambient sounds, we designed all building structures with maximum acoustic comfort in mind and oversized the standard requirements.

The energy class of the apartment is A – therefore very economical.
A 3×6 meter garage can be purchased for each apartment.
