Unique project on the most beautiful land in Lipno nad Vltavou 

Unrepeatable atmosphere – silence, peace, clean air – a strategic starting point for your trips to nature, sports activities linked to the Lipno dam, cycle paths, running tracks. You can choose from a total of 24 apartments with a size of roughly 100 square meters, and all apartments have a direct view of the Lipno dam, where you can watch romantic sunsets in summer from the terrace and in winter from the warmth of the apartment by the fireplace.

The layout of the apartments gives you enough space to spend your vacation with the whole family. The large living rooms in the apartments connected to the kitchen and dining room literally invite you to have dinners together, the terrace invites you to a romantic evening sitting with a glass of good wine with a view of the pier and the calm surface of the Lipno Reservoir.

The perfect refuge from the hectic city

The apartments are ingeniously embedded in the rock just above the dam and above the bike path. Thanks to the location of the apartments in the forest, you are assured of complete privacy and at the same time you are at the water in 5 minutes. The houses include spaces for storing paddleboards, bicycles, skis and other equipment that you may find useful in this location.

Other interesting places in the vicinity

It is about a 10-minute walk from the apartments to the Lipenská hráz, and in five minutes you can reach the bike path, and it is also a short walk to the Beach in Přední Výton. You can visit the Treetop Trail in Lipno, the shipping port in Lipno, the Schwarzenberg shipping channel, the Kramolín ski area, the Hochficht ski area (AT) is about 30 minutes away by car, as well as the Sternstein ski area (AT) or the Schoneben cross-country area (AT) /.

The indoor swimming pool in Lipno is about 15 minutes from the apartments. Frýdava – Frymburk ferry – 8 min, Kyselov – Vltavice ferry – 15 min, Vyšebrodsky Monastery – 20 min, Český Krumlov – 30 min.

Quiet place near Lipno

For the apartments, we paid attention to the selection of high-quality building materials, each apartment has a terrace and a view of the water level of the Lipno Reservoir.

The entire project is set in the forest and will provide perfect privacy and a beautiful atmosphere. At the same time, you can comfortably walk from the apartment to the center of Lipno nad Vltavou, where you can have an excellent lunch or coffee in a number of restaurants and cafes.

Lipno nad Vltavou offers activities in both summer and winter, and you will definitely not be bored here. The project is unique both in its location and in its luxurious materials and its entire atmosphere.

The Architect's Word

I am grateful for the opportunity to design a house in such a unique and special location, which I also have a very personal relationship with, as I own a property nearby that my family and I have been very intensely and so I dare to say that I know the location also in terms of my own living and active leisure time.

The basic motivation behind the design was to create airy, spacious and sunny apartments so that from any living room of each apartment there is an unobstructed generous south facing view through the mature existing trees to lake with the adjacent ridge of the Šumava hills. Thanks to the slope of the terrain towards the water and the positioning of the houses on the upper edge of the slope, each apartment becomes a kind of lookout tower over the Vltava River.

We designed the project in a very intimate way with maximum emphasis on the privacy of its inhabitants, so we situated the apartments in 3 separate houses and placed only 8 apartments in each of them, so they are more like viladoms. The terraces are designed across the full width of the southern walls as well as the eastern and western corners, creating a natural sunroom and preventing unwanted summer heat gains to the apartments. Conversely, the low winter sun will warm and brighten the flats.

To promote the intimacy of the south-facing terraces between the neighbouring flats, we pre-set the bedrooms in the centre of the house and also took advantage of the longitudinal slope of the terrain to set back a pair of flats half a storey between each other – there is no neighbour on the first floor.

To ensure that the residents are not burdened by the operating costs of heating, we have generously insulated the house, equipped each apartment with its own heat pump and photovoltaic panels, and supported the autonomy of the apartment with its own wood-burning fireplace and chimney.

In order to make the apartment more perceptible to silence or ambient sounds, we designed all building structures with maximum acoustic comfort in mind and oversized the standard requirements.

We relocated the elevator and staircase to the north side outside the actual floor plans of the apartments.

We clad the house partly with quarry stone because we are on a rock, partly with wood because we are in the forest and partly with white smooth plaster because we are in the Bohemian Forest. My Homeland and the Vltava.
